How much does it cost to remove an asbestos garage roof and reinstate it?

Let me explain one of the most common questions.

The majority of corrugated cement roofs built before the year 2000 contain asbestos, as the final ban was not implemented until 1999.

It is safe to say that all corrugated cement roofs before 1987 contain asbestos.

The standard size of a domestic single-car garage is approx 15 sqm

Typical asbestos single-car garage roof removal costs approx. £700 to 800+ VAT. The garage needs to be emptied before our arrival on site, however, should the customer require assistance with either emptying or disposal of the belongings, this can be arranged at a further cost.

Once removal is completed, the garage is exposed and ready for re-roofing. We can provide a temporary cover upon request but would not usually be required as the reinstatement works for a roof like this are completed within 1-2 days.

The most common roof reinstatement we provide is with a single-layer metal sheet in olive green, however,  within the same price range, we can also replace it with a non-asbestos cement sheet alternative.

Typical 15 sqm metal roof reinstatement costs approx. £2050 + VAT and comes with an anti-condensation layer.

Some customers opt to have their metal roofs insulated. This provides thermal as well as acoustic insulation. This option typically incurs an additional charge of approx. £600+VAT  for an 80mm insulation, as per the picture below.

Property owners in the UK are legally allowed to remove asbestos themselves, but only under very specific conditions. This is permissible only if no other person is involved, and the removal work does not create a risk to others. The law does not prosecute individuals for causing harm to themselves; however, as soon as others are at risk, the task falls under the Health and Safety at Work Act, which requires that only qualified professionals handle asbestos removal.

Removing asbestos yourself might seem like a way to save money, but the actual savings are likely to be minimal compared to the overall cost. To do the job safely and correctly, you need not only knowledge but also specialized equipment, including respiratory protective gear and specific types of overalls. Additionally, you may need an industrial-grade H-class vacuum cleaner to properly clean the contaminated area. The research, cost of equipment, and personal protective gear can quickly add up, making any potential savings negligible.

Furthermore, asbestos waste must be wrapped in 1000-gauge polythene or asbestos-specific bags, which are often not readily available in local stores. Even when they are, the cost is typically higher than what asbestos removal companies pay when buying in bulk. You'll also need specialized cloth tape, adding to the expense.

Disposing of asbestos waste is another significant cost factor. Only licensed asbestos waste disposal companies can legally handle this material, and the landfills that accept asbestos are often located 50-100 miles away in rural areas. Professionals who do this work daily not only meet higher safety standards but also complete the job much faster than the average person.

Overall, even if the removal is done correctly, the savings are likely to be minor and not worth the risk and effort involved.
